[iPAQ] trouble using lince/osloader

I have big troubles loading v0.12 to my iPAQ according to the
instructions.

Both LinCE and osloader in the ftp dir result the following when
trying Tools > Bootldr > Run after loading from file:

osloader Error

Error opening \bootldr.
GetLastError = 2

About > LinCE/osloader
messages report following bootldr versions:

LinCE 1.0.0: bootldr 2.3.0
osloader 1.2.0: bootldr 2.8.2

bootldr files (on the HOWTO) seem to be 2.8.4.
Are these files fixed to go along with certain LinCE/osloader version?

if I try just Tools > Bootldr > Run
following results on serial console:

boot> load bootldr
loading flash region bootldr
using xmodem
ready for xmodem download..
Download Successful
0000DF00 bytes loaded to C0000400
img_size is too large for region: 00000000

BTW, at least my WinCE or PocketPC, or whatever, refers "root" directory
as "My Device", not "My PocketPC" ...
